How much NHS dentistry Birmingham delivers

Compared with 2019/20, when Birmingham practices delivered 740,913 NHS courses, 2024/25's 725,623 is 2.1% lower (England 8.8% lower). The direction is up, though: 3.9% more than in 2023/24. Per head, that works out at 613 courses for every 1,000 people living in Birmingham (20th of 36 places we compared), set against 640 in Wolverhampton, 634 in Coventry and 808 in Stoke-on-Trent.

Neighbouring areas moved differently: Wolverhampton lost 3.8%, Coventry gained 0.8% and Stoke-on-Trent gained 4.9% against 2019/20.

The work leans complex: band 3 courses (crowns, bridges, dentures) made up 5.1% of the total against 3.7% for England, which means more laboratory cost per course for a buyer to read into margins. Only 38.9% of courses were for paying adults (England 50.7%). With more exempt patients and children, more of a contract's value depends on NHS payments, and lenders will check delivery closely.

How many Birmingham patients see an NHS dentist

392,037 adults in Birmingham saw an NHS dentist in the 24 months to 31 March 2025, 44.0% of adults and 4.2 points above England. That ranks 16th of 36; nearby, Wolverhampton was at 41.8%, Coventry was at 49.8% and Stoke-on-Trent was at 53.4%.

155,275 children were seen in 12 months, 53.0% (3.9 points below England), 30th of 36 on this measure.

High access means NHS capacity here is well used. Check how close a target practice runs to its contracted UDAs, because under-delivery can be clawed back by the ICB and lenders ask about it.

Recruiting dentists around Birmingham

Birmingham draws on the Birmingham and Solihull workforce: 626 NHS dentists in 2024/25, against 643 five years earlier. At 45.6 per 100,000 residents the ICB sits above England's 42.1, and with 56 joiners and 36 leavers the year ended 20 up. For comparison, Black Country had 52.2 and Coventry and Warwickshire had 52.4 per 100,000.

A steady workforce helps a buyer's case, because associates deliver much of an NHS contract. Review associate agreements and notice periods before you offer.

Practices in the B postcode area

The B postcode area had 224 sites delivering NHS dentistry in 2024/25, and half of them delivered at least 10,560 UDAs; the middle practice delivered 12,068 in Wolverhampton (WV), 9,581 in Coventry (CV) and 11,935 in Stoke-on-Trent (ST). That median ranks 18th of 36.

Mid-sized contracts suggest mixed practices, where lenders weigh NHS income and private fees separately when valuing goodwill.

Financing a Birmingham practice

A lender pricing goodwill in Birmingham will set the practice against local figures like these. Read buying a dental practice for the process and goodwill finance for how the largest part of the price is usually funded. Run the numbers with the practice purchase loan calculator; equipment often sits better on equipment finance than in the acquisition loan.

Premises, regulation and security

A dental freehold bought in England is subject to Stamp Duty Land Tax on non-residential rates. Any premises loan is secured by a legal charge registered with HM Land Registry. Where the premises are leased, the remaining term and any break clause limit how long a loan can run.

Regulation runs on two tracks: the GDC registers the clinicians and the CQC registers the provider. A buyer in Birmingham also needs Birmingham and Solihull to agree the contract transfer before the lender releases funds.

Lenders for Birmingham dental practices

Lenders for dental practices are not organised by region, so neither is our search: for Birmingham, as anywhere, we search the whole market and approach the lenders whose criteria fit. Fees depend on the lender; nothing is payable upfront.
