NHS dentistry in Cambridge: the 2024/25 figures

The 90,363 NHS courses delivered in Cambridge during 2024/25 show a recovery under way: 1.8% more than the year before, though 11.8% fewer than in 2019/20, against a national gap of 8.8%. Per head, that works out at 605 courses for every 1,000 people living in Cambridge (25th of 36 places we compared), set against 396 in Peterborough, 977 in Ipswich and 577 in Norwich.

Neighbouring areas moved differently: Peterborough lost 23.9%, Ipswich lost 8.3% and Norwich lost 36.9% against 2019/20.

Band 3 work (crowns, bridges, dentures) was only 2.4% of courses, under England's 3.7%. Complex work may be going private or out of area, a point to test in due diligence. 55.8% of courses were for paying adults, above England's 50.7%, so more contract value is collected as patient charges at the chair.

How many Cambridge patients see an NHS dentist

46,092 adults in Cambridge saw an NHS dentist in the 24 months to 31 March 2025, 37.1% of adults and 2.7 points below England. That ranks 27th of 36; nearby, Peterborough was at 20.2%, Ipswich was at 60.1% and Norwich was at 45.7%.

17,303 children were seen in 12 months, 68.8% (11.9 points above England), 7th of 36 on this measure.

Access close to the national average means the target practice's own contract delivery and private income will drive the lending decision more than the local picture.

Recruiting dentists around Cambridge

NHS Cambridgeshire and Peterborough ICB had 385 dentists with NHS activity in 2024/25, 41.5 per 100,000 people (England 42.1), 12.1% fewer than in 2019/20. In the year 34 joined NHS work in the ICB and 20 left, a net gain of 14. For comparison, Suffolk and North East Essex had 46.2 and Norfolk and Waveney had 31.9 per 100,000. The same ICB also commissions dentistry in Peterborough. See Peterborough for that page.

A thinner or shrinking workforce makes recruitment part of the lending case. Show who will deliver the contract after completion: associates already in post, notice periods, or a recruitment budget.

Practices in the CB postcode area

The CB postcode area had 45 sites delivering NHS dentistry in 2024/25, and half of them delivered at least 7,505 UDAs; the middle practice delivered 9,628 in Peterborough (PE), 10,093 in Ipswich (IP) and 9,848 in Norwich (NR). That median ranks 29th of 36.

Small NHS contracts usually mean private work carries the practice, so plan membership numbers and private fee history will matter as much as the contract.

Financing a Cambridge practice

Most of a practice's price is goodwill, and lenders test it against figures like these for Cambridge: contract delivery, patient mix and staffing. Our guide to buying a dental practice sets out the steps, and goodwill finance explains how that element is funded. Run the numbers with the practice purchase loan calculator; equipment often sits better on equipment finance than in the acquisition loan.

Premises, regulation and security

Buying a dental freehold in England brings Stamp Duty Land Tax at non-residential rates, and a lender secures the loan with a legal charge registered at HM Land Registry. If the building is rented, lenders read the lease closely: a short unexpired term caps the loan term.

Before completion, the CQC registration must be in the buyer's name and NHS Cambridgeshire and Peterborough ICB must agree the contract position; dentists themselves register with the General Dental Council.

Lenders for Cambridge dental practices

There is no Cambridge lender panel. Lenders that understand dental practices work across the country, so we search the whole market for each case. Fees depend on the lender and nothing is charged upfront.
