NHS dentistry in Norwich: the 2024/25 figures

In 2023/24 Norwich practices delivered 93,939 NHS courses; in 2024/25 it was 84,853, 9.7% fewer, and 36.9% below the 2019/20 level of 134,497. Per head, that works out at 577 courses for every 1,000 people living in Norwich (29th of 36 places we compared), set against 977 in Ipswich, 605 in Cambridge and 396 in Peterborough.

Neighbouring areas moved differently: Ipswich lost 8.3%, Cambridge lost 11.8% and Peterborough lost 23.9% against 2019/20.

Band 3 work (crowns, bridges, dentures) was only 3.2% of courses, under England's 3.7%. Complex work may be going private or out of area, a point to test in due diligence. 55.7% of courses were for paying adults, above England's 50.7%, so more contract value is collected as patient charges at the chair.

Patient access in Norwich

55,232 adults in Norwich saw an NHS dentist in the 24 months to 31 March 2025, 45.7% of adults and 5.9 points above England. That ranks 10th of 36; nearby, Ipswich was at 60.1%, Cambridge was at 37.1% and Peterborough was at 20.2%.

16,627 children were seen in 12 months, 63.0% (6.1 points above England), 19th of 36 on this measure.

High access means NHS capacity here is well used. Check how close a target practice runs to its contracted UDAs, because under-delivery can be clawed back by the ICB and lenders ask about it.

The Norfolk and Waveney dental workforce

NHS Norfolk and Waveney ICB had 332 dentists with NHS activity in 2024/25, 31.9 per 100,000 people (England 42.1), 21.3% fewer than in 2019/20. In the year 37 joined NHS work in the ICB and 37 left. For comparison, Suffolk and North East Essex had 46.2 and Cambridgeshire and Peterborough had 41.5 per 100,000.

A thinner or shrinking workforce makes recruitment part of the lending case. Show who will deliver the contract after completion: associates already in post, notice periods, or a recruitment budget.

Practices in the NR postcode area

The NR postcode area had 65 sites delivering NHS dentistry in 2024/25, and half of them delivered at least 9,848 UDAs; the middle practice delivered 10,093 in Ipswich (IP), 7,505 in Cambridge (CB) and 9,628 in Peterborough (PE). That median ranks 22nd of 36.

Mid-sized contracts suggest mixed practices, where lenders weigh NHS income and private fees separately when valuing goodwill.

What this means for a Norwich purchase

Most of a practice's price is goodwill, and lenders test it against figures like these for Norwich: contract delivery, patient mix and staffing. Our guide to buying a dental practice sets out the steps, and goodwill finance explains how that element is funded. Run the numbers with the practice purchase loan calculator; equipment often sits better on equipment finance than in the acquisition loan.

Premises, regulation and security

A dental freehold bought in England is subject to Stamp Duty Land Tax on non-residential rates. Any premises loan is secured by a legal charge registered with HM Land Registry. If the building is rented, lenders read the lease closely: a short unexpired term caps the loan term.

Regulation runs on two tracks: the GDC registers the clinicians and the CQC registers the provider. A buyer in Norwich also needs Norfolk and Waveney to agree the contract transfer before the lender releases funds.

Lenders for Norwich dental practices

Lenders for dental practices are not organised by region, so neither is our search: for Norwich, as anywhere, we search the whole market and approach the lenders whose criteria fit. Fees depend on the lender; nothing is payable upfront.
