The pharmacy market around London
Across London, there were 1,811 NHS community pharmacies in 2024/25. Independents (five or fewer pharmacies) held 1,201 of them, 66.3%, and multiples 610; the England share of independents is 49.9%.
By ICB: North Central London 294 pharmacies (74.5% independent), North East London 383 pharmacies (61.9% independent), South East London 342 pharmacies (69.0% independent), South West London 297 pharmacies (54.9% independent), North West London 495 pharmacies (69.9% independent).
An independent-heavy market sees more owner-to-owner sales, which is where most pharmacy acquisition finance is arranged.
Pharmacy openings and closures, London
The year brought 95 closures and 75 openings, leaving 20 fewer pharmacies. As a share of the network, London lost 5.2% to closure, set against 6.4% nationally.
When a pharmacy closes, its prescriptions move to those that remain. That can lift volumes at a well-placed pharmacy, but lenders want to see the uplift in dispensing figures, not only in a forecast.
For comparison, Reading (Buckinghamshire, Oxfordshire and Berkshire West) averaged 92,957 items per pharmacy with 50.4% independent, Watford (Hertfordshire and West Essex) averaged 99,340 items per pharmacy with 61.3% independent and Slough (Frimley) averaged 86,819 items per pharmacy with 49.6% independent.
Dispensing volumes and NHS services
London pharmacies dispensed 158,426,060 items in 2024/25, 87,480 per pharmacy against 104,192 for England. 97.5% of items went through the Electronic Prescription Service. Lower average volumes mean each pharmacy's own figures, and its services, carry more weight with a lender than the area average.
Services add income beyond dispensing: 808,295 New Medicine Service consultations (446 per pharmacy, England 508), 530,247 NHS flu vaccinations from 1,496 pharmacies, and 82.1% of pharmacies running hypertension case-finding (England 86.4%). A strong services record gives a lender more than one income stream to rely on.
Financing a London pharmacy purchase
Pharmacy prices are mostly goodwill, so lenders read several years of dispensing, NHS income and services against figures like these, alongside the lease and your contribution. Stock has to be funded at completion and NHS reimbursement arrives in arrears, so plan working capital with the loan. See our guide to buying a pharmacy. The practice purchase loan calculator shows repayments against profit.
Premises, regulation and security
Buying a pharmacy freehold in England brings Stamp Duty Land Tax at non-residential rates, and a lender secures the loan with a legal charge registered at HM Land Registry. For leased premises, expect a lender to ask for the lease and to match the loan term to it.
The incoming owner applies for the NHS change of ownership and registers the premises with the General Pharmaceutical Council; lenders expect both in hand before completion.
Lenders for London pharmacies
Lenders for pharmacies are not organised by region, so neither is our search: for London, as anywhere, we search the whole market and approach the lenders whose criteria fit. Fees depend on the lender; nothing is payable upfront.
